Who You Are:

If you are motivated by the opportunity to create lasting change through affordable homeownership, and you thrive on leading impactful real estate development projects from start to finish, then you could be our next Vice President for Real Estate Development. In this role, you will oversee the entire construction process, from real estate acquisition and energy-efficient building methods to securing final occupancy certificates and addressing post-construction warranty needs. You are comfortable managing a diverse portfolio of housing types, including single dwellings, duplexes, triplexes, and condos, and you excel at creating and refining systems and processes that ensure the consistent delivery of 60+ quality homes per year, while engaging both skilled tradespersons and untrained volunteers and homebuyers in the construction process.

You’ll be responsible for:

Pre-construction activities – 30%

  • In cooperation with Habitat staff and Board members, participate in planning and budgeting for the organization and the Construction department, including long-range planning with the Homeownership department
  • Manage land acquisition activities, including initial screening; coordinate with the Director of Project Development & Procurement to prepare feasibility studies as needed.

Policy and budget management – 30%

  • Initiate the development of a Quality Assurance program for all work performed on Habitat projects; ensure that the QA program integrates with the routines of the Construction Team; in cooperation with the Director of Construction, ensure QA program compliance.
  • In collaboration with Finance, review and authorize disbursements/draw requests. Update the projected annual budget as necessary.

New construction activities – 20%

  • In cooperation with the Director of Land Development and Director of Construction, develop detailed schedules and budgets for each project, recognizing the inclusion of volunteer labor on projects.
  • Maintain a process for adherence and accountability to timelines developed by internal stakeholders, namely Homeownership team and Government Grants team.

Leadership responsibilities – 10%

  • Serve on Leadership Team, ensuring seamless coordination of Construction activities with other departments.
  • Oversee all construction activities and directly supervise senior Construction department staff.

Rehab/Recycle Program – 10%

  • Refine and manage the Rehab/Recycle program in collaboration with the Homeownership Department

To be successful in this role, you’ll**:

  • Bring 10+ years of residential construction management experience, with at least 5 years in a senior leadership role.
  • Extensive experience managing and optimizing internal systems and controls to support high-volume residential production, including overseeing projects from land acquisition through construction, final occupancy, and warranty completion.
  • Proven ability to lead comprehensive pre-construction planning, manage multiple concurrent projects within established budgets and timelines, and oversee detailed scheduling, resource allocation, and risk mitigation to ensure successful project delivery.

  • Your workday will be located in a human-paced, team-oriented, business-casual style office setting.
  • Occasionally, you will travel between other Habitat locations or temporary worksites.

 Your Work Schedule:

  • 40-hour work week with a variable schedule that can include evenings and weekends depending on appointments and events

 Your Compensation:

We aim to offer competitive pay and benefits and are committed to equity and transparency in compensation. We determine the best possible compensation offer based on base qualifications, relevant experience, internal equity, and the candidate’s competencies for the role demonstrated during the hiring process. When starting in this position, your compensation will generally be between $112,301 to $140,376, not exceed the range midpoint.
